Refinish or Replace? How to Tell
Most Toronto hardwood can be refinished several times before it ever needs replacing. Refinishing is usually far cheaper than a new floor and keeps the original character. Solid hardwood typically has 3 to 5 sandings of life in it, and even 1980s red oak strip flooring under old carpet is almost always worth saving. Refinishing makes sense when the boards are structurally sound but the surface is scratched, greyed, water-marked, or you simply want a different colour. We tell you honestly on the first visit whether refinishing or replacement is the smarter spend.
Our Refinishing Services
Sanding & Refinishing
Full sand down to raw wood to remove old finish, scratches, and surface damage, then 2 to 3 coats of premium finish. The core service for floors that have lost their protective layer.
Custom Staining & Colour Change
Going from honey oak to a modern mid-tone or dark walnut? We colour-match and stain to the shade you want, with a sample board approved before we commit the whole floor.
Dust-Controlled Sanding
HEPA-filtered vacuum systems connected to every sander. Essential for occupied homes and required by most Toronto condo boards: minimal dust, minimal cleanup.
Recoat / Buff & Coat (No Full Sand)
If the finish is worn but the wood underneath is fine, a screen-and-recoat refreshes the surface at a fraction of the cost of a full refinish. A great maintenance option every few years.
Board Repair & Replacement
Water-damaged, pet-stained, or gapping boards replaced and blended into the existing floor before refinishing. We match new boards to aged oak so repairs disappear.
Stair Refinishing
Treads, risers, railings and newel posts refinished to match your floors, a common request in mature GTA homes converting from carpeted stairs.

Frequently Asked Questions
How much does hardwood floor refinishing cost in Toronto?
Most refinishing runs $3 to $5 per square foot for a standard sand-and-refinish, or $4 to $6 with a custom stain. Stairs are typically $150 to $200 per step. Final pricing depends on floor condition and size; we give a firm written quote after a free in-home visit.
How long does refinishing take?
A typical main floor takes 3 to 4 days: sanding, staining, and 2 to 3 coats of finish with drying time between coats. We give you an exact timeline in your estimate.
Is the process very dusty?
No. We use HEPA dust-controlled sanders on every job, so dust is minimal, which matters for occupied homes and is required by most condo buildings.
Can my old floor be refinished, or does it need replacing?
Almost all structurally sound hardwood can be refinished; solid floors usually have several sandings left. We tell you honestly on the first visit if replacement is the better option.
Can you change the colour of my floor?
Yes. We stain to your chosen shade and approve a sample board with you before doing the whole floor.
How soon can we walk on the floor?
Light foot traffic is usually fine 24 hours after the final coat; wait about a week before replacing rugs and heavy furniture. We give you exact times for your finish.

Prep & Sanding
Every project starts with a free in-home assessment: we check the floor’s species, thickness, and how many sandings it has left, then give you an itemised written estimate with no hidden costs.
On start day we set the furniture plan, protect adjacent surfaces, cover vents, and connect HEPA dust-controlled equipment. We hammer down protruding nails and make sure every board is firm before we touch the sander.
Then we sand through progressive grits down to a smooth, even surface, filling gaps and clearing dust after each pass, including edges and corners with a smaller edger.

Staining & Finishing
If you are changing colour, we prepare a sample board and get your sign-off on the exact shade before committing the whole floor. Some species are more porous and take stain differently, so the sample removes any guesswork.
After buffing (screen sanding) to remove minor unevenness, we apply 2 to 3 coats of premium finish with buffing between coats for a hard-wearing, even surface.
We finish with a room-by-room walkthrough and sign-off before the crew leaves, backed by a written workmanship warranty. Light foot traffic is fine after about 24 hours; wait a week before heavy furniture and rugs.
