Aurora Highlands. One of Aurora’s premier neighbourhoods, with larger estate-style homes on generous lots. Wide-plank installations, custom-stain work and full staircase restoration are the typical projects here.
Bayview Wellington. Upscale 1990s–2000s subdivisions east of Bayview. The flooring conversation usually starts with “we want to upgrade from the builder hardwood” — which means a tear-out and a wider, more refined European oak installation.
Hills of St Andrew. Premium estate community with custom homes. Designer-led renovations are common; pattern installations and custom-stained refinishing appear regularly.
Aurora Village & Town Park. Older established Aurora, smaller traditional homes near the historic core. Refinishing of original hardwood is the dominant project here, often with contemporary stain choices to update the look.
Stewart Burnett & Hills of King. Newer estate-scale builds. Installation work in premium materials, often part of a full custom-build process.

Aurora projects share a few traits that don’t apply the same way in smaller-home neighbourhoods. Recognising them in advance is the difference between a smooth project and a fix-it call six months later.
Wide plank, flat subfloor. Aurora homes typically use 7″ or 8″ planks in main installations. Wide planks expose every subfloor variation — a 1/8″ dip over six feet creates hollow spots and squeaks under wide boards that would be invisible under 3″ strip. We always level the subfloor before wide-plank installation. This is non-negotiable; contractors who skip it create callbacks.
Two-storey foyer staircases. Almost every Aurora estate home has an open staircase visible from the main entry. The stairs need to match the new main-floor stain exactly. We do the stair work as a coordinated part of the main-floor project, not as an afterthought — matching stain after the fact is much harder than matching during.
Scale of installation runs. Aurora main floors are large, which means single uninterrupted board runs of 30+ feet are common. Random-length flooring needs careful end-joint planning to avoid visible patterns. We plan layout from the centreline outward for the most refined visual result.
Custom builder transitions. Many Aurora estate homes were built by smaller custom builders, which means transitions between rooms, doorways and adjacent flooring types are non-standard. We measure and template these on-site rather than assuming standard dimensions.

Yes — this is one of our most common Aurora projects. We remove the original 3″ builder hardwood and install wider, more refined European oak in its place. The whole process usually takes 7–10 working days depending on the floor size.
Yes. We bring stain samples to the estimate, do sample boards directly on your floor, and only proceed once you sign off on the colour. Decisions made on a manufacturer’s sample card don’t survive the actual floor.
Yes — and we strongly recommend doing the stairs at the same time as the floor, not after. Matching stain on stairs after the main floor is finished is significantly harder than matching during the same project.
Photos and measurements can help with an initial discussion, but wide-plank installations and custom-stain projects cannot be priced accurately by phone alone. The written, itemised estimate is based on the floor condition, project scope, material choice and site access.
