Solid vs Engineered vs Vinyl: How to Choose the Right Floor for Your GTA Home (2026)

Walk into any flooring showroom and you’ll be shown three families of product that all look like wood: solid hardwood, engineered hardwood, and luxury vinyl plank. They can look nearly identical on the surface, but they behave completely differently once installed — and the “best” one genuinely depends on your subfloor, your room, and how you live. There’s no single right answer for a whole house. The right approach is to match the material to the space. Here’s how we think it through.
Solid hardwood: the classic, with conditions
Solid hardwood is milled from a single piece of wood. When the product suits the room and enough sound wood remains above the joint, the floor may be sanded and refinished. Installation requirements and future refinishing potential should be checked for the specific product and property.
Consider for: suitable living spaces with a floor assembly approved by the manufacturer.
Check before ordering: grade level, subfloor, fastening or adhesive method, moisture limits and finished height. A concrete slab or condo needs a specific approved assembly; do not assume direct installation is permitted.
Ongoing care: maintain the indoor conditions specified for the product to manage seasonal movement.
Red oak and hard maple are the most popular species locally. If solid hardwood suits your space, our service-area pages cover what works in different GTA neighbourhoods.
Engineered hardwood: the versatile all-rounder
Engineered hardwood has a real-wood surface over a layered wood or composite core. Its construction can improve dimensional stability compared with solid wood, but it still responds to moisture and is not immune to movement. Our engineered hardwood guide explains the construction in more detail.
Consider for: rooms where the selected engineered product is approved for the subfloor, grade level and installation method.
Check before ordering: concrete moisture, room humidity and any radiant-heating limits. Engineered construction alone does not approve a floor for every basement, condo or heating system.
Future refinishing: the product, remaining usable wood layer, texture and previous sanding must be assessed. A fixed number of refinishes cannot be promised from the label alone.

Luxury vinyl plank (LVP/SPC): compare moisture and maintenance needs
Luxury vinyl plank uses a decorative surface to create a wood look. It does not have a real-wood wear layer and cannot be sanded like hardwood. Water-resistance or waterproof claims should be checked against the specific product warranty and installation instructions; the flooring does not automatically waterproof the subfloor or the room.
Consider for: rooms where the selected product’s moisture tolerance, maintenance needs and approved uses fit the project.
Compare with hardwood: surface feel, appearance, repair options and whether a real-wood wear layer matters to you.
Check before ordering: substrate preparation, moisture limits, permitted room uses and the warranty’s exclusions for scratches or water damage.

Room by room: what we’d actually recommend
The smartest homes mix materials by space:
- Main floor / living areas: compare solid and engineered hardwood approved for the room and floor assembly.
- Condos and slab-on-grade main floors: compare approved engineered products, slab preparation, moisture control and the building’s acoustic requirements.
- Basements: choose a product explicitly approved for below-grade use and the measured moisture conditions; resolve moisture problems before installation.
- Bedrooms: engineered or solid hardwood; vinyl or laminate is a fine budget choice for secondary bedrooms.
- Entryways, laundry and moisture-prone areas: compare the product’s approved uses, spill-care requirements and water-damage warranty limits.
- Radiant-heated floors: use only flooring approved for the exact heating system and follow its temperature, humidity and installation limits.

Why GTA climate tips the scale
Heated winters and humid summers can change indoor conditions in GTA homes. Both solid and engineered wood respond to moisture. Follow the selected manufacturer’s temperature, relative-humidity, acclimation and maintenance instructions rather than applying one humidity range to every product.
2026 pricing at a glance
| Material | Material cost (2026) | Refinishable? | Subfloor considerations |
|---|---|---|---|
| Solid hardwood | $4–$8 / sq ft | If sufficient sound wood remains | Approved wood subfloor or specified assembly |
| Engineered hardwood | $4–$8 / sq ft | Product and remaining wear layer dependent | Prepared concrete or wood, if approved |
| Luxury vinyl plank | Budget-friendly | No | Approved, prepared substrate |
Installation runs roughly $2–$3/sq ft for click/floating and $3–$4/sq ft for glue-down or nail-down.

Choosing Hardwood Flooring: Frequently Asked Questions
Which hardwood flooring is best for my home?
Choose for the room, subfloor and daily use. Solid and engineered hardwood both provide a real-wood surface, but approved installation methods, moisture limits and refinishing potential differ by product. Compare the exact specifications rather than choosing by colour or thickness alone. Our installation planning guide explains what to check before ordering.
What hardwood flooring is best for dogs?
No hardwood is dog-proof. Compare the actual species, finish and maintenance requirements; a matte finish can make everyday marks less noticeable. Keep claws trimmed, use suitable protection near water bowls and clean spills promptly. Ask to see samples and read the warranty’s pet-damage exclusions before choosing.
Which hardwood flooring is the most durable?
There is no single durability rating that covers every kind of wear. Species hardness, finish, construction, installation and care all matter. A Janka rating describes resistance to indentation in solid wood; it is not a scratch-proof rating and should not be used alone to compare complete engineered flooring products.
Is hardwood flooring waterproof?
Standard solid and engineered wood can be damaged by moisture. A water-resistant or waterproof claim applies only to the named product and its warranty conditions; it does not automatically protect the subfloor or surrounding structure. Wipe up spills promptly and compare approved room uses before choosing wood or vinyl flooring.
For general guidance, see the National Wood Flooring Association’s durability advice. For your selected product, follow the manufacturer’s current installation, care and warranty documents. To compare products for your property, send LV Flooring your room and project details.
