What an Etobicoke Flooring Contractor Actually Needs to Know

Etobicoke’s mixed housing stock means a contractor can’t default to one approach. What works in a Humber Bay condo will fail in a Mimico bungalow, and vice versa.

The Kingsway quarter-sawn oak. Original floors here are often quarter-sawn white oak laid in narrow strips, sometimes with feature patterns at room transitions. The grain pattern is distinctive and the wood is harder to sand evenly than standard plain-sawn. We use slower drum-sander passes and finer grit progression than we would on a 1980s red oak refinishing job.

Bungalow subfloor surprises. Etobicoke bungalows from the 1940s–1950s often have plank subfloors (not plywood) laid directly on the joists. When the original hardwood goes down on top of plank subfloor, refinishing is straightforward; if someone has added a layer of underlayment poorly over the years, there’s usually some levelling work needed. We check this during the estimate.

Humber Bay condo requirements. Each Humber Bay tower has its own rules: acoustic underlayment specs, allowed installation hours, freight elevator booking, insurance certificate requirements. We’re on the approved-installer list at many buildings and we know which ones need IIC-72 vs IIC-66 underlayment. Send us the building name and we’ll tell you what’s required.

Carpet over hardwood is common. A large share of Etobicoke detached homes from the 1960s–1980s had carpet laid over the original hardwood at some point. When we lift the carpet, the floor underneath is usually salvageable — carpet protects wood reasonably well from wear. Refinishing rather than replacement saves the homeowner thousands.
