Hardwood Flooring Installation & Refinishing Contractor in Markham
LV Hardwood Flooring is a licensed, WSIB-insured hardwood flooring contractor working across Markham — from heritage homes in Unionville to newer townhomes in Cornell and Greensborough. We’ve refinished hundreds of 1980s red oak floors in established York Region subdivisions, and we install engineered hardwood in the newer-build communities going up across the city. Direct employees, written estimates, free in-home visit usually within the week.
Hardwood Flooring Services We Provide in Markham
Markham is one of the most varied housing markets in the GTA — heritage Main Street Unionville homes from the 1800s, sprawling 1980s subdivisions in Milliken Mills and Berczy, brand-new townhome blocks in Cornell. The work we do reflects that range.
Hardwood Floor Refinishing
Refinishing is the dominant project type in Markham. Most of the city was built between 1980 and 2000, which means most homes have original red oak strip flooring approaching the point where it needs to be brought back to life. Sand, repair, stain (if you want a different colour), satin finish. For a detailed look at what works for Markham homes specifically, see our blog guide on hardwood flooring in Markham.
Engineered Hardwood Installation
Engineered is the go-to for newer Markham builds in Cornell, Box Grove and Berczy. European white oak, walnut, and custom-stained engineered planks. Installation over plywood subfloor (most Markham homes) or over concrete (newer townhome basements and main floors).
Solid Hardwood Installation
Solid red oak and white oak for homeowners who want the traditional choice in established subdivisions. We handle subfloor levelling, acclimation and pattern layout.
Stair Refinishing & Installation
Treads, risers, railings. A common Markham project is converting carpeted 1980s stairs to full hardwood — matching the new treads to existing or upgraded main-floor flooring.
Dust-Controlled Floor Sanding
HEPA-filtered vacuum systems. For occupied Markham family homes with kids, pets and finished basements, dust-controlled is the only practical option.
Repairs & Board Replacement
Water damage near dishwashers, pet stain repair, gap filling, board replacement after wall removals or kitchen renovations. We match new boards to existing 30-year-old red oak.
How We Work With Markham Homeowners — Step by Step
Markham jobs are usually about saving what you already have — refinishing original oak rather than replacing it. Here’s how the process runs.
- Step 1 — Call or fill out the form. Same-day response. Photos of the floor help us scope before the visit.
- Step 2 — Free in-home estimate. 30–60 minutes on site. For refinishing, we lift a corner to check sanding allowance left in the floor. For installation, we measure and assess subfloor.
- Step 3 — Written estimate. Same day or next morning. Itemised: materials (if applicable), sand, stain, finish, repairs, removal, taxes.
- Step 4 — Scheduling. Refinishing can usually start within 1–2 weeks; installations need 5–7 days of material acclimation.
- Step 5 — Work begins. Refinishing typically runs 3–5 days from start to walkable floor (longer if staining). Installation usually 2–4 days for a typical main floor.
- Step 6 — Final walkthrough. We walk every room with you. Sign-off, snag fixes if needed, written workmanship warranty.
Markham Neighbourhoods We Serve
Markham’s neighbourhoods vary widely — here’s where we work most often and what those projects look like.
Unionville. Heritage homes around Main Street and 1980s detached homes throughout the rest. Refinishing of original oak is the main work, plus some historic restoration projects on the heritage side. We’ve done some of the most interesting Markham floor work here.
Cornell. Newer planned community, mostly 2000s–2010s townhomes and detached. Engineered hardwood installation is the typical project — replacing builder-grade laminate or upgrading from the basic hardwood that came with the home.
Milliken Mills. Mature 1980s subdivision. Refinishing of original red oak floors is constant work here — most homes are at the point where the finish has worn through and the floor needs to be brought back.
Greensborough. 1990s–2000s family homes. Mix of refinishing and replacement projects depending on the condition of the original hardwood.
Box Grove. Newer community, mostly 2000s–2010s. Installation work, often wide-plank engineered hardwood in upgrade renovations.
Angus Glen & Cathedraltown. Premium subdivisions with larger homes. More custom work — herringbone patterns, custom-stained refinishing, full staircase restoration.
Berczy & Wismer. 1990s–2010s family homes. Standard installation and refinishing across a wide price range.

What a Markham Flooring Contractor Actually Needs to Know
Markham homes have their own pattern of constraints, mostly driven by when they were built and what materials were standard at the time.
Original red oak is everywhere. Markham was largely built in the 1980s and 1990s, and standard builder spec at the time was 2.5″ or 3.25″ red oak strip flooring. Most homes still have it — sometimes under carpet, often visible. Red oak has open grain and warm undertones; it sands and stains differently than white oak. Contractors who only know white oak techniques get the colour wrong on Markham refinishing jobs.
Sanding allowance. By 2026, most 1980s Markham floors have already been sanded once during the home’s lifetime. Red oak strip can typically be sanded 3–4 times before reaching the tongue — we check the remaining allowance before quoting. If the floor is too thin, we say so and recommend replacement.
Pet damage in finished basements. A lot of Markham homes have finished basements where pets have been kept, and the hardwood there often has urine damage that’s soaked through. We can usually tell on the first visit whether refinishing alone will fix it or whether the affected boards need to be replaced.
Stained-to-match additions. Many Markham homes have additions or kitchen extensions added at different times, often with different hardwood. Matching new boards to existing 30-year-old red oak requires the right material source and stain mixing — we keep relationships with mills that produce restoration-width oak.
Engineered vs solid in newer builds. Newer Cornell and Berczy homes often have radiant heat or are over basement slab on grade. Engineered is the right call — we explain why during the estimate so the decision is informed, not pushed.
Two-storey foyers and staircase matching. Markham’s 1990s–2000s homes have two-storey foyers with staircases visible from the front door. Stair stain matching to the upgraded main floor is one of the most common asks. We do on-site stain matching as part of the standard process.
Heritage Unionville constraints. Working in heritage homes on or near Main Street Unionville means dealing with older subfloor conditions, sometimes original wide-plank pine underneath later oak. Restoration of these floors is a specialty — we know what to leave alone and what to refinish.

Hiring a Hardwood Flooring Contractor in Markham — FAQ
Can my 1980s Markham hardwood floor be refinished?
Most likely yes. Original 2.5″ or 3.25″ red oak strip from the 1980s usually has 2–3 sandings of life left, even if it’s been refinished once already. We lift a corner during the estimate to check the remaining allowance.
Are you a licensed and insured flooring contractor?
Yes. $2M general liability insurance and WSIB compliant. Certificates of insurance available on request for HOA-managed communities.
Do you work in newer Markham communities like Cornell and Box Grove?
Yes — regularly. Newer Markham builds mostly want engineered hardwood installation replacing builder-grade flooring. We know the typical subfloor conditions in 2010s–2020s communities.
Can you match new hardwood to my existing 30-year-old red oak?
Yes. Matching new boards to existing oak requires the right material source (we keep relationships with mills that produce restoration widths) and on-site stain mixing. We do this on additions and kitchen renovations regularly.
How long does refinishing take in a typical Markham home?
For a 1,200–1,500 sq ft main floor, plan 3–5 days from sanding to final coat. Add a day for staining. The floor is walkable 24 hours after the last coat; furniture should wait 5–7 days for water-based finish.
Do you subcontract installations to other crews?
No. Every installer and refinisher is a direct employee. The crew that gives the estimate is the crew that does the work.
What warranty do you provide?
Written workmanship warranty on every job. Manufacturer warranties on materials — 25–50 years on engineered, 50+ on solid. Installation defects tied to our work fixed at no charge.
Do you serve all of Markham?
Yes — Unionville, Cornell, Milliken Mills, Greensborough, Box Grove, Angus Glen, Cathedraltown, Berczy, Wismer, Markham Village, Thornhill (Markham side). If you’re inside Markham city limits, we’re there.
