What a Mississauga Flooring Contractor Actually Needs to Know
Mississauga has constraints that don’t exist elsewhere in the GTA — mostly because of how much of the work is condo-based. Here’s what we deal with on every job:
IIC acoustic ratings are non-negotiable. Almost every Mississauga condo building requires acoustic underlayment with an IIC rating of 50 or higher under hardwood — many require 55+. Installing without the right underlayment will get the floor torn up at your expense. We carry the spec for every building we’ve worked in.
Some buildings ban solid hardwood entirely. Engineered is allowed almost everywhere; solid hardwood is restricted in many high-rise buildings due to noise transmission. We check before quoting — not after.
Condo board approval timelines. Renovation approval takes 1–3 weeks in most buildings. Some take longer. We submit the paperwork day one and track it so the install date isn’t delayed by paperwork sitting on a manager’s desk.
Freight elevator bookings. Most condo buildings require freight elevator booking 1–3 days in advance, with restricted hours (usually 9–5 weekdays). We book these as part of the job, not as your responsibility.
Concrete slab moisture. Lakefront condos especially can have higher slab moisture readings. We do calcium chloride or RH probe testing before glue-down installation. Skipping this is the leading cause of engineered hardwood failure in condo installs.
1980s subfloor variation. Erin Mills, Meadowvale and Mississauga’s mature subdivisions are mostly 1980s builds — the subfloors are generally sound but vary in thickness. We check before installation rather than assume.
Mature original hardwood. Many Mississauga homes still have original 1980s red oak strip flooring under carpet or laminate. It can usually be refinished rather than replaced — that’s often cheaper and adds more value.
