Hardwood Flooring Scarborough: What Works in This Part of Toronto (2026)

Scarborough doesn’t always get the same attention as the west end when it comes to home renovation content — but the flooring market here is active, and the housing stock has its own character that’s worth understanding before you make any decisions.
The area stretches from the Bluffs down to Agincourt and out toward Malvern and West Hill. You’ve got mid-century bungalows in Birchcliff and Cliffside that were built in the 1950s and 1960s, post-war semis in Wexford and Ionview, and newer townhouse developments in Morningside and Centennial Scarborough. Each neighbourhood type comes with different subfloor conditions, different humidity challenges, and different renovation goals.
What ties it together: Scarborough homeowners tend to be practical. They want flooring that holds up, looks good, and doesn’t require constant maintenance. Here’s what we’ve found works — and what doesn’t — in this part of Toronto.
The Scarborough Housing Reality
Birchcliff, Cliffside, and the Bluffs area have some of the most interesting original flooring in Toronto. Homes here were built during a period when solid hardwood was standard — Red Oak and Maple under carpet is genuinely common, and in many cases those floors are in better shape than the homeowners expect. Before committing to new flooring in these neighbourhoods, it’s worth checking what’s underneath.
Agincourt and Wexford have a mix of 1970s and 1980s builds — typically bungalows and splits with concrete slabs or original plywood subfloors. These homes often need subfloor work before new flooring goes down, particularly if there’s been any water infiltration near the foundation.
Morningside, Malvern, and West Hill include a higher proportion of newer townhouses and semis from the 1990s and 2000s. Builder-grade flooring in these homes has a predictable lifespan, and many owners are now at the point where an upgrade makes sense both aesthetically and for resale.
Scarborough’s proximity to Lake Ontario matters more than people realise for flooring decisions. Humidity levels in the east end of Toronto can run higher than in inland GTA communities, particularly in summer. This affects which products perform well and how installation should be handled.
Flooring Options for Scarborough Homes
Solid Hardwood
Red Oak and Hard Maple remain the most practical choices for Scarborough’s older homes. Both species have been used in Toronto residential construction for decades, which means they’re well understood — how they move with humidity, how they refinish, how they hold up to everyday traffic.
For Scarborough specifically, proper acclimatisation before installation is non-negotiable. The proximity to the lake means humidity swings can be more pronounced than in other parts of the GTA. Hardwood needs 5 to 7 days in your home before it goes down — skip this and you’ll see gapping or cupping within the first season.
Engineered Hardwood
For Scarborough’s concrete-slab homes in Agincourt and the newer builds further east, engineered hardwood is the better fit. The multi-layer plywood core handles the seasonal humidity fluctuations near the lake far better than solid wood, and you still get a real wood surface that looks and feels identical.
Wide plank engineered hardwood in White Oak or natural finishes has been popular in Birchcliff and Cliffside renovations — it suits the character of those neighbourhoods well and photographs well for resale listings.
Luxury Vinyl Plank (LVP)
For Scarborough basements, mudrooms, and rental units, a quality SPC-core LVP is hard to argue against. It’s 100% waterproof, handles the moisture conditions common in east-end Toronto basements, and the better collections are convincing enough that most people won’t know it isn’t hardwood.
One caveat: not all LVP performs the same way. Thin, inexpensive LVP feels hollow underfoot and wears faster than it should. Look for 6mm or thicker with a proper wear layer. We can help you find the right spec for your space and traffic level.
Laminate Flooring
Laminate is still a practical option for bedrooms and secondary spaces where budget matters and waterproofing isn’t the priority. Modern collections with embossed-in-register texture look significantly better than what was available five years ago. The firm rule: don’t install standard laminate in Scarborough basements — the wood-fibre core doesn’t handle the moisture vapour that comes up through concrete slabs in this part of Toronto.
Herringbone & Chevron
We’re seeing herringbone flooring in Scarborough more often than we were two years ago — particularly in the character homes along the Bluffs and in Birchcliff renovations where the homeowner wants to make a statement. Herringbone hardwood in an entryway or main living area adds a level of visual impact that’s hard to match with standard plank installation. Installation costs more due to the additional labour and precision involved, but for the right project it’s worth it.
Hardwood Floor Refinishing in Scarborough
If your home was built before 1980 and you haven’t touched the floors in years, there’s a good chance you have refinishable hardwood under the carpet. We’ve seen floors in Birchcliff and Cliffside that looked like they needed replacing but came back beautifully after sanding and refinishing — at a fraction of the cost of new installation.
The refinishing process takes two to three days. You choose the stain colour — from natural and light to dark espresso — and we can match existing trim and millwork if you’re doing a partial refinish. Hardwood floor refinishing costs significantly less than replacement, and the result often looks better than new flooring would in an older home.
One thing to check before booking a refinish: if you have engineered hardwood from the 1990s or early 2000s, verify the veneer thickness. Some older engineered products only have 1–2mm of real wood on top — not enough to sand safely. We assess this before committing to anything.

What Scarborough Projects Typically Involve
Subfloor assessment first. Scarborough’s older homes — particularly pre-1970 builds in Birchcliff, Cliffside, and Wexford — often have subfloors that have shifted over decades or been modified by previous owners. We assess moisture levels and flatness before recommending any installation method.
Moisture is a real factor here. Scarborough’s proximity to Lake Ontario means we pay closer attention to moisture readings in this part of Toronto than in inland communities. This affects both product selection and installation method — particularly for below-grade spaces.
Acclimatisation always. Every hardwood product needs to sit in your home for 5 to 7 days before installation. Contractors who skip this step to save time are setting the floor up for failure. It’s non-negotiable for us regardless of timeline pressure.
Stairs matter. Many Scarborough bungalows and splits have carpeted stairs that haven’t been updated in decades. Matching new hardwood floors to refinished or new stair treads, risers, and nosing makes the whole project look intentional. We handle both — floors and stairs — so the finish is consistent throughout.

Frequently Asked Questions
Can you install hardwood in older Scarborough homes? Yes — we work regularly in Scarborough’s pre-1980 housing stock and are experienced with the subfloor challenges common in the area. Uneven surfaces, original plank subfloors, and previous tile or vinyl installations are all situations we handle before the new floor goes down.
Is hardwood flooring a good investment for Scarborough resale? Yes. Quality hardwood flooring consistently helps homes sell faster and closer to asking price in Toronto’s east end. Engineered hardwood and solid hardwood both perform well on resale — buyers notice the difference.
Do you refinish hardwood floors in Scarborough? Yes. We provide full sanding, staining, and finishing services throughout Scarborough. If you’re unsure whether your floors are candidates for refinishing, we’ll assess them before committing to anything.
What flooring works best in Scarborough basements? Solid hardwood is not recommended below grade. For Scarborough basements, engineered hardwood or LVP are the right choices — both handle the moisture levels typical in east Toronto finished lower levels.
How long does hardwood floor installation take in Scarborough? A standard main floor of 800–1,200 sq. ft. typically takes one to two days to install, plus acclimatisation time beforehand. Larger homes or herringbone and chevron patterns take longer. We provide a realistic timeline when we assess the project.
Do you serve areas near Scarborough? Yes — we service Pickering, Ajax, Oshawa, and the broader Durham Region, as well as all of Toronto, North York, Etobicoke, Vaughan, Mississauga, and the full GTA.
