The city is genuinely diverse when it comes to housing stock, and that means flooring decisions here require a bit more thought than a quick Google search and a trip to a big-box store.

The Mississauga Housing Reality

Most of Mississauga was built between the 1960s and 1990s, with pockets of newer development closer to the lakeshore and along the Hurontario corridor. That matters for flooring because:

Older homes (pre-1990) often have original hardwood hiding under carpet — particularly in Cooksville, Clarkson, and Streetsville neighbourhoods. Before you budget for new floors, it’s worth pulling back a corner of carpet in a closet. If there’s solid oak or maple underneath in decent shape, refinishing is almost always the smarter investment.

Newer builds and condos near Square One, Port Credit, and Lakeview tend to have concrete subfloors, which changes your material options significantly. Engineered hardwood and LVP are better suited here than solid hardwood.

Townhouses throughout Erin Mills and Meadowvale often have the worst of both worlds — uneven subfloors from original construction, previous owners’ DIY tile work, and moisture issues near exterior walls. These projects need a proper subfloor assessment before anything goes down.


Flooring Options That Work in Mississauga

Solid Hardwood

Red Oak and Hard Maple are the workhorses. They’re durable, can be refinished multiple times over decades, and add real resale value in Mississauga’s competitive market. The catch: solid hardwood needs to be installed above grade, and it needs time to acclimatise to your home before installation — typically 5 to 7 days. Skip this step and you’ll see gapping in your first winter.

For Mississauga’s climate specifically, Red Oak tends to be more stable than Maple in homes where the heating system dries things out aggressively in winter. Both are good choices, but if your home drops below 30% humidity in January, Oak handles it better.

Engineered Hardwood

This is what we recommend most often for Mississauga condos and homes over concrete slabs. The multi-layer plywood core doesn’t move the way solid wood does, so humidity swings don’t cause the same gapping and cupping issues. You still get a real wood surface — the look and feel is identical to solid — but the stability is significantly better.

Wide plank engineered in White Oak has been particularly popular in Port Credit and Lakeview renovations lately. It photographs well, which matters if you’re renovating with resale in mind.

Luxury Vinyl Plank (LVP)

The honest answer: LVP has gotten genuinely good. The products available now are nothing like what was being sold five years ago. For Mississauga basements, mudrooms, and rental units, a quality SPC-core LVP is hard to beat. It’s 100% waterproof, handles temperature swings well, and the better collections are convincing enough that most guests won’t know it isn’t hardwood.

The caveat: not all LVP is the same. Thin, cheap LVP feels hollow underfoot and doesn’t last. If you’re going this route, look for 6mm or thicker with a proper underlayment.

Laminate

Still a viable option for bedrooms and secondary spaces where budget matters and waterproofing isn’t a priority. Modern laminate with an embossed-in-register (EIR) texture looks far better than the flat-printed stuff from a decade ago. Just don’t install it in Mississauga basements — the wood-fibre core swells when moisture gets in, and it will.

Herringbone & Chevron

A Few Things That Trip People Up
